Step 1 · Need
Size, area, budget and timing.
Letting our own property, right to rent checks, safety and energy, deposits and payments.
We let what we own or hold on lease, so you deal with the landlord rather than with an agent acting for someone else. That cuts out a layer, and it also means the agent protections do not apply here, which we say up front rather than letting anyone assume otherwise. There are no fees for viewing, referencing, an inventory or drawing up the agreement, because those are prohibited payments and we do not request them.
Size, area, budget and timing.
The actual property, not a lookalike.
Right to rent, for every adult.
Once the paperwork is complete.
Everyone aged 18 or over moving in.
Whichever permitted route suits you.
Dated copies, stored securely.
Diarised where permission expires.
The check covers every adult who will live there as their main home, not only whoever signs, and it happens before move-in. We accept any route the law allows: original documents seen in person, a Home Office online check with a share code, or a certified digital identity provider. We will not insist on one particular document when the law permits another, and we do not treat time-limited permission as a reason to refuse. Copies are dated and kept, which is what creates the statutory excuse.
A gas safety record before you move in and every year after it. An electrical installation condition report at intervals of no more than five years, handed to you rather than mentioned. Smoke and carbon monoxide alarms fitted and tested. And an energy certificate of band E or better, because letting below E is prohibited and that prohibition applies to continuing a tenancy, not just starting one. If any of it is outstanding, the start date moves. The keys do not.
Record issued and handed over.
Report within five years.
Fitted and tested on day one.
Band E or better, or no let.
One week's rent, maximum.
Five weeks, into a scheme.
Prescribed details served.
Settled against the inventory.
A holding deposit is capped at one week's rent and can only be kept on the narrow grounds the law allows, with written reasons within seven days if it is. A tenancy deposit is capped at five weeks' rent where the annual rent is under fifty thousand pounds, and it goes into an approved scheme with the prescribed information served. Everything else people have been charged over the years, for viewings, referencing, inventories or drafting the agreement, is a prohibited payment and we do not ask for it.
A free first conversation, with no obligation.
